Mark Smith and Harry Reynolds began work on our home in Woodlake in May of 2005. Mark and Harry promptly completed the bulk of their responsibilities about 6 weeks later.

The work on our home was rather extensive and involved adding over 600 additional square feet to a less than 2000 square foot four-bedroom colonial. A majority of the new footage came by way of a full third floor attic conversion serviced by a separate HVAC system that included two bedrooms and a full bath. The third floor work and related framing was extensive and required raising the roof ridge line over two feet, adding a dormer shed roof line on the rear to create a third floor ceiling height of 8 feet to the back of the house. The upgrades to the third floor also included the installation of two steel flitch plate beams of a depth that could be hidden between the subflooring and the second floor ceiling. These beams upgraded the load carrying capabilities of the third floor, and allowed the demolition of several load-bearing walls on the second floor. The second floor work focused on expanding the master bedroom and created a much-needed open area for children and guest recreation. The first floor work included demolition of a no-load bearing wall. Additional framing work included installation of point load transferring members from third to second and second to first floors—then to two new foundation piers. The exterior of the house was entirely upgraded with vinyl siding, vinyl clad windows and a new roof. The chimney chase was also extended three feet to make up for the increased roof ridge height.

Our story was an interesting one. The general contractor who originally sketched up the plans and work proposal for the renovations on our home wound up deserting us, contract signed, due to financial difficulties. Fortunately, before he had done that, he had discussed the framing portion of the job with Mark and Harry, and had their verbal commitment to be responsible for and complete at least that part of the work. Mark and Harry immediately realized our dilemma, stepped up to the plate and took over a large portion of the broader general contracting responsibilities required to complete the job. Mark, Harry and their crew performed all the necessary demolition, framing, window installation and exterior preparation work (for new siding and windows). They recommended siding, roofing and plumbing contractors to help complete the job. They also provided the general contractor oversight and coordinated the county inspections on the framing, siding and roofing work, making sure it was completed properly and met county codes.

Working together, we were able to press on and complete the job in its entirety. I am convinced that if had been working with anyone other than Mark and Harry, my family and I would not be enjoying the tremendous upgrades made to our home in 2005. Mark, Harry and their crew were courteous, honest and a pleasure to work with on a day-in and day-out basis. They completed all of their responsibilities in a very timely fashion—simply put, they did what they said they were going to do, and did so on time. This kind of work ethic was especially important to my wife and me, along with our three children, since we were living in the house during the entire project. We would welcome them back into our home, at any time, for any future work on our residence. Mark spent alot of time working with us on the overall design and solving some tricky technical challenges. They were the only contractors who made this type of upfront investment and it showed that they really cared about understanding the final design before submitting a bid. This gave us great confidence that RRR could bring the job in on cost and on schedule.

We had no complaints. The whole team was very professional and ourteous throughout the entire 3 month project and extremely receptive to our ideas and inputs.

We like the lion-claw double-slipper victorian bath tub with exposed faucets and my wife's spectacular walk-in closet, replete with a full built-in wall of shoe cubicles.
